SHORT-SALE OFFER CHECKLIST

We are an experienced Short Sale Team, if you want to have a successful offer acceptance & closing, you must provide us the following:
 
1- FAR/BAR ASIS Contracts ONLY with Short Sale Addendum

2- Escrow Agent:

3- 1st Deposit should be minimum $1000.

4- 2nd Deposit is preferable & should be placed within 10 days of acceptance & for   at least $1000.

5- If financing then Loan Approval/Commitment Date must be 30 days or less.

6- Closing date to be 30 days from approval; for FHA/VA we can try for 45 days.

7- Maximum 3% of the Purchase Price for Seller Concessions only if needed.

8- 7 day Inspection Period

9- Shortsale Addendum with minimum 60 days in Section 1 (90 days preferred) & first box checked in Section 3.

10- For financed offers you must have DU/DO conditional approvals; Proof of Funds required for CASH offers, no Exceptions! If you do not have a DU/DO contact:
